The project spans 194.22 acres, with an estimated Gross Development Value of ₹5,600 crore and 6.77 million sq ft of developable area earmarked for ultra‑luxury farmhouse villas.
The land transaction comprises 25 acres acquired through conveyance deeds and 169.22 acres under collaboration agreements, adding to the company’s 19.2 million sq ft pipeline and FY sales bookings of ₹8,250 crore.
Pradeep Aggarwal, Founder and Chairman, highlighted the site’s proximity to the Dwarka Expressway and KMP Expressway, noting that a planned four‑lane road upgrade and the Gurugram‑Farrukhnagar‑Jhajjar highway will cement the area’s status as a high‑potential growth corridor.
Analysts observe that the ultra‑luxury focus could lift EBITDA margins beyond the current 22% benchmark, while the company reaffirms steady FY2025‑26 guidance amid a diversified portfolio that now includes an invitation‑only residential offering.
