The number is ridiculous, but the math is simple. Tyler Perry just dropped $3.5 million off the price tag of his Wyoming mansion, cutting the asking price from $39.5 million to $36 million. The estate, which hit the market back in June, is a 12,050-square-foot beast sitting on 37.62 acres. It has nine bedrooms, 8.5 bathrooms, and a cowboy-themed bar with saddle-style barstools—because of course it does.
Why the sudden discount? Because Perry is moving. Sources tell TMZ he just shelled out $30 million for a gated community mansion in Puerto Rico, a 14,475-square-foot property built in 2021. It comes with a cinema, a resort-style pool, and a chef’s kitchen. But more importantly, it’s where he plans to set up a production office and, crucially, live.
It’s not just Wyoming. The filmmaker has also listed his California mansion, a 24,592-square-foot compound he bought in 2004 for a mere $4.3 million. That’s a 5.7x markup on the asking price, but the agent notes Perry has been spending "less and less time" in the state. The property features a wine cellar, a music hall, and a steam shower. It’s a lot of square footage for a man who wants to slow down.
Perry was candid about the shift during an appearance on Today With Jenna & Sheinelle. "Getting older [inspired this]," he said. "It’s time to slow down a bit, enjoy more time with my son, and just take it all in." He’s clear that marriage isn’t on the table—"At this age, no, that’s not a good idea for me"—but prioritizing his relationship with Aman is the driver behind this real estate juggling act.
He’s not leaving everything behind, though. His Atlanta empire, a 1,200-acre estate housing his 330-acre studio complex, remains his base. That’s where the money is made. The Puerto Rico move looks less like a retirement and more like a strategic retreat to a warmer climate, with the Wyoming and California properties serving as liquidity for his next big project.
