The acquisition, registered in the BSE filing dated September 25, is expected to add roughly 1.5 lakh square feet of saleable carpet area once merged with the existing Suraj One Business Bay complex.
The estimated gross development value (GDV) for the expanded project sits at about ₹800 crore, a figure that places it among the larger high‑rise ventures in South‑Central Mumbai. For reference, the sector average GDV for comparable 10‑floor mixed‑use developments hovers near ₹500 crore.
Management said the Mahim parcel will strengthen the company's near‑to‑medium‑term pipeline, cementing its presence in a market where land is scarce and valuations are rising. The deal also dovetails with Suraj One's already‑approved 10‑storey retail‑office mix, potentially speeding up revenue streams.
While the acquisition does not immediately translate into revenue, analysts expect the added floor area to generate incremental sales over the next 24 months.
