On Feb 5 2024, Kumari signed a sale agreement for a 3,600‑sq‑ft villa in Pasumamula Village, priced at Rs 2.14 crore, and paid an upfront Rs 79 lakh. She expected the handover within six months, but by Aug 2026 the construction remained incomplete, prompting her to file a complaint with the Telangana Real Estate Tribunal. Telangana RERA, after noting the builder's failure to register under the act and to provide a progress report, ruled ex‑parte and directed the builder to refund the Rs 79 lakh advance plus 10.7% per annum interest. Pooja Rao Putrevu, founder of Annex Legal, warned buyers that registration and documentation are essential and that the tribunal’s decision may pressure developers to comply. The builder must pay the refund within a specified window, or face enforcement action.
