The 126‑acre property sits in Glenbrook, with a 465‑foot pier that reaches a sheltered bay. A historic 1873 barn and a lodge that has hosted presidents and celebrities alike lend it a storied character.
Lakefront homes in Nevada are selling fast, driven by San Francisco’s AI‑era boom and Nevada’s lower taxes compared to California’s looming wealth tax. Agents say buyers view these estates as reliable investments rather than primary residences.
Yet Shakespeare Ranch’s sheer scale—several homes, cottages, guest cabins and equestrian facilities—has turned off potential buyers. Christine Perry, the Christie’s International agent, said the property’s size made it hard to find a single family willing to manage it.
Perry says the sellers are now considering splitting the ranch into separate lakefront mansions to appeal to buyers. The main house, Water’s Edge, measures 4,150 sq ft and is listed at $39.5 million, while a second, 7,713‑sq‑ft house is slated for $43 million.
The historic barn remains part of the original $125 million listing, and Perry expects the sale of the mansions to trigger a revised price for the barn. A private showing is scheduled for next week to gauge buyer interest.
