Bonds Cay, a 650‑acre island in the Berry Islands of the northern Bahamas, sits 37 miles off Nassau and 155 miles from Fort Lauderdale.
Listing agent Gavin Christie of Corcoran C.A. Christie Bahamas says the island is up for sale at $30 million, nearly double the $16 million price it fetched in 2006.
In 2006, Shakira and Roger Waters, among other investors, bought the island with plans for a year‑round artists' retreat, boutique hotels and luxury residences, but the project stalled before construction began.
Architect Rafael Viñoly Architects had drafted a master plan that blended hospitality with an arts program, yet no current owner has moved to revive the scheme.
The island still hosts beachside bungalows designed for glamping and a bar, offering a modest hospitality base for visitors who can reach it by boat, seaplane or helicopter.
Christie says new buyers could lean toward a luxury resort, residential enclave or private family retreat, while the next step is the first offer on the island, expected in the coming weeks.
