The Blairstown family announced the sale of their 135‑acre Christmas tree farm at 21 Frontage Road in Warren County, NJ, for $1.485 million.
The property carries a farmland preservation deed that keeps the land in agricultural use under New Jersey’s Farmland Preservation Program. The New Jersey Department of Agriculture says the restriction obliges continued soil conservation, crop production, and livestock raising. Under the deed, the farm cannot be subdivided for residential or commercial development.
Coldwell Banker Realty notes the sale includes a timber‑frame English‑style Bank Barn built in 1839, 21 acres of hay fields, a guest cottage with its own utilities, and a natural stream that runs through the property.
Since purchasing the land in 1946, the Wilkes family has grown the operation into a pick‑and‑cut Christmas tree business that serves families across northern New Jersey each holiday season. Local resident and long‑time employee Rahul Mehta said the farm has been a pillar of the community, supplying beloved pine trees for decades. The farm’s 80‑year legacy ends with the first time the property has entered the open market.
Warren County remains a hotspot for preserved farmland, housing one of the state’s largest protected acreage inventories, according to the New Jersey State Agriculture Development Committee. Demand for agritourism ventures like pick‑and‑cut farms stays steady, the committee added.
Potential buyers have until late October to submit offers, with closing scheduled to accommodate the upcoming Christmas tree harvest season, the listing agents at Coldwell Banker said.
